GATLINBURG, Tenn., May 27, 2015 – Hospitality Solutions, Inc., a Gatlinburg based hotel development and management company, is raising the stakes in the Sevier County lodging industry again with the construction of a Courtyard by Marriott®. Hospitality Solutions in a joint venture development with M. Gibson Hotels Group is developing the new hotel at 315 Historic Nature Trail/Airport Road in downtown Gatlinburg at the Convention Center, with an opening date set for late July 2015. The 17 million dollar project is being built by Sevierville-based D&S Builders; which specializes in commercial properties and has built numerous hotels, commercial properties and financial institutions throughout Tennessee and the Southeast.
This property will provide an upscale lodging choice with innovative design and flexible space that tailors to the needs of today's travelers.
The venture’s recipe for success is based on an engaged ownership/investor group that lend a vast amount of support and additional industry expertise; a design team that are all experts in their industry but also bring an understanding and experience specifically with hospitality that add high value to the final product; and a combination of two management teams that have a record of high level success and specific market expertise. The design team of Trotter & Associates and D&S Builders have put together a modern building with some customized mountain elements to connect it to Gatlinburg that is well designed for travelers.
“We are most excited about this project because of the close proximity to the Gatlinburg Convention Center.” said Hospitality Solutions CEO, Logan Coykendall. “The Gatlinburg Convention Center and the Mills Conference Center are both excellent facilities that generate great demand in the Gatlinburg market.” With the property’s location next to the Gatlinburg Convention Center and Mills Conference Center the owners hope to provide an anchor hotel for convention groups and give the Convention Center Sales team additional upscale lodging options right next door. “There is fantastic positive growth, redevelopment and improvements happening in Gatlinburg and throughout Sevier County. The Rocky Top Sportsworld has generated new demand for Gatlinburg visitation and the expansions to Dollywood and the new Cal Ripkin project in Pigeon Forge will create more growth to the area as well; and of course The Great Smoky Mountains National Park has always been our foundation with over 10 million in visitation in 2014. With all those and many more great things happening in the area we still believe we have found the best location for our Courtyard by Marriott, next to the Gatlinburg Convention Center, downtown Gatlinburg and the National Park; we are very eager about this project and all it has to offer area travelers.”
The Courtyard by Marriott Gatlinburg itself will provide over two-thousand five hundred square feet of meeting space and on-site catering capability, which will have state of the art audio visual equipment with wireless capabilities and premium sound system.
Michael Gibson, President of M. Gibson Hotel Group “Our team is thrilled to be included in this joint venture project with the Hospitality Solutions team for many reasons. It is a great project, location, brand, design and ownership team, and our first project in the Gatlinburg market which is a great market and community to be in.”
“We feel this property will offer the perfect accommodations for both those traveling to Gatlinburg for conventions and those traveling to the area for the downtown Gatlinburg fun, the National Park and the rest that Sevier County has to offer.” says Davy Thomas, Partner & Chief Operating Officer, Hospitality Solutions, Inc. “An upscale product, spacious rooms, family suites, balconies with great views, great indoor and outdoor common space, with food and drink offering all day and location with easy access to all Gatlinburg downtown activities will provide an exceptional lodging choice for travelers.”
The Courtyard by Marriott at the Gatlinburg Convention Center, Downtown is slated to open late July 2015 and will offer 130 guest rooms and luxurious suites. The property will be located on Historic Nature Trail/Airport Road in Downtown Gatlinburg, across the street from the Gatlinburg Convention Center and Mills Conference Center and very close to two entrances to the Great Smoky Mountain National Park as well as being located in the downtown walking district with an easy walk to the main Parkway. The property will be 100% non-smoking and features an innovative lobby space as well as Courtyard’s latest contemporary room design. The new hotel provides flexibility and choices that allow guests to optimize and elevate their travel experience. Courtyard constantly researches trends and evolves to meet the changing needs of its guests. The latest room design offers hybrid zones for working, sleeping, relaxing and getting ready. Indirect lighting and a neutral, tone-on-tone color palette makes for a soothing and calm environment. The property will feature a spacious outside courtyard area with fire pits and ample space for outdoor gathering. There will be an extra large outdoor hot tub area to compliment the indoor pool. The lobby features The Bistro – Eat. Drink. Connect®, offering casual, flexible seating; easy access to food and high quality, healthy menu options for breakfast; and light evening fare, including snacks, cocktails, wine and beer so guests can unwind. Another lobby feature will be a relaxing unique fireplace area and a separate upscale bar area for guests who want evening refreshments and atmosphere.
“From day one, Courtyard has prided itself as a brand that listens to business travelers,”
said Janis Milham, senior vice president, Modern Essentials and Extended Stay Brands.
“Today’s technology has changed how people travel. Our guests want a room that has purpose and flexibility that enables a seamless transition between relaxing and working. Courtyard is designed to offer them a relaxing and functional space to work the way they want to, when they want to.”
The new room design is intuitive and thoughtful, offering flexible yet comfortable spaces that enable technology. Signature furniture and architectural elements replace traditional art in the new guestroom. The “LoungeAround” sofa offers a pop of color and a comfortable area for relaxing or for working. The new design also features a light desk on wheels, allowing guests to work from anywhere in the room. An upgraded, more spacious layout creates an enhanced bathroom experience. A “Shower Nook” housing shampoos and towels, makes amenities accessible without having to leave the shower.
Green has been Courtyard’s signature color since Marriott launched the brand 30 years ago. Now it is even greener with the introduction of a guest recycling program for the environment. Receptacles for paper, glass, plastic and metal are conveniently located by side exits. Sustainability is a part of the Hospitality Solutions’ culture,” says Davy Thomas, “and we plan to bring our intimate knowledge of sustainability programs and utilize the most effective ones, like energy efficient water heating, water conservation and recycling to this property.”
